Have you noticed during the summer your bread becomes moldy a little faster? You go to make a nice and fresh sandwich. You get into a plastic bag for a few pieces and you find it – the beginning of a blurry and blurry green print. Yuck!
As great as summer is for various reasons – especially for real estate sales – sometimes summer can be very disappointing. And yes, even in fast-market sellers, you might get some non-moving lists as you’d expect. The bread is moldy and the list is lackadaisical
Plus, as we all know in real estate, what goes up should go down. Many analysts and insiders predict we may see this seller market a bit cold in the third and fourth quarters of 2017.
So what can you do to tap the prints and keep your list hissing? Fortunately, there are several ways to refresh the list of listless. Here are five things to “revisit”:
Re-visit your price. No big surprises here When the incoming list, the price is the first thing to remember. And for a good reason – this is very important. When the price is right, everything can be in a hurry. To get your unrealistic sellers on board, take the time to show the difference between their list and other products that are marketed at a higher price. This can bring them back to reality.
Revisit your visuals. Let’s face it, human beings are visual. After all, we are the people who make the phrase, ‘a picture is worth a thousand words.’ Today you can replace the image with video and you’ll likely generate a bigger splash among potential buyers. But both your image and your list video are very important. That’s always true and today is even more important. In fact, the National Association of Realtors (NAR) reports that nearly 90 percent of current buyers think viewing property online is the easiest part of home search.
Re-visit your staging. Of course the other visual is the property itself – curb appeal and all other staging elements. Remind your clients that selling a house is a daily job when it comes to making it interesting. If anyone needs attention, we recommend fixing it immediately so that shoppers can appear at any time!
Review your marketing. Are you using the right marketing and channel tools to get the maximum amount of traffic? I can not over emphasize the importance of multi-channel marketing – make sure you take advantage of traditional and digital options and you follow up on all prospects quickly. Also, multiply your social media marketing – this becomes a much more common marketing tool, not just in real estate, but in many industries as well.
Revisit your approach. Pause for a moment and ask yourself some key questions: Who is the specific type of buyer you want to attract for this listing? What key message do you need to share about this custom list? How well can I get that message to the right buyer for that property?
